RICS HomeBuyer Reports

The RICS HomeBuyer (Level 2) Report is a pre-set format report that is suitable for simple, traditional properties that appear in reasonable condition. It does not go into as much detail as the Building Survey and cannot be tailored toward the property requirements. The Report has three condition ratings to evaluate and describe the condition of the property and how urgently it needs repairing.

A HomeBuyer (RICS Level 2) Report  involves a thorough inspection of the accessible areas of the property both inside and outside, including visible areas such as roofs, walls, floors, ceilings, doors, windows, and more. The surveyor assesses the general condition of the property and highlights any areas of concern. The report is a pre-set format with condition ratings including information on:

  • General condition: The overall state of the property and any significant defects.
  • Major and minor issues: Identifies any problems that might need attention, ranging from structural issues to dampness or rot.
  • Rebuilding costs: An estimate of how much it would cost to rebuild the property in case of damage or destruction.
  • Energy efficiency: Information about the property’s energy efficiency, including recommendations for improvements.
  • Risks: Highlights potential risks related to the property, such as environmental issues or legal concerns.
  • Legal considerations: Comments on any relevant legal issues that might affect the property.

It’s important to note that the RICS HomeBuyer Report is not as comprehensive as a Building Survey. If you are considering purchasing an older property, a property in poor condition, or a property with non-standard construction we recommend you consider a more detailed Building Survey for an expanded in-depth analysis of the property’s condition.
