Our highly experienced Team have previously worked for large multinational/ national clients providing Development Consultancy Advice concerning small development sites through to large regeneration projects throughout the South East (London, Home Counties and beyond) encompassing a full range of property services.

We recognise that the wider developer market, private landlords and homeowners are entitled to a professional service second to none. Our Team have held senior positions acting for numerous financial institutions (Property Companies, PLC Developers, Banks/ Funds and Property Lenders) providing  RICS Reports and advice/services within London and the South East and have the requisite knowledge base, professional network and necessary experience.

Our Development Consultancy services include:
  • Initial planning study to uncover the potential of obtaining the desired planning consent either for redevelopment, change of use (i.e., office to residential), residential extension (side and rear)/ loft conversion.
  • Initial design input whether the project is for owner occupation and/ or based upon larger proposed projects earmarked for onward sale/rent.
  • Creating Plans/Elevation Drawings (Auto Cad) and/or liaising with the clients’ architects.
  • Preparation if necessary of comprehensive and detailed Design & Access and Planning Statements to accompany the planning application.
  • Representing the client regarding all local authority consents and regulatory approvals.
  • Procuring all necessary Professional Consultants involving Planning Condition Approvals to ensure necessary consents are granted (such as Arboricultural and Land Contamination Studies).
  • Providing evidence based and objectively analysed Gross Development Values (GDVs) based on market comparable evidence: including proposed CGI images/photographic evidence, description, analysis of micro/macro location, recorded number of sales to date and demand/demographic analysis (i.e. downsizers/first time buyers).
  • Ability to undertake in-depth and concise RICS accredited Valuations at a Pre-Purchase level based upon various assumptions (i.e., with planning consent, subject to change of use)
  • Formulate RICS accredited Residual Land Method Valuations (i.e., output of market value of the land) which is based on specific market parameters such as typical expected profit level (expressed as a % of GDV/Cost), typical level of contingency and build cost (internally verified by our in-house Building Surveying Team and regarding BCIS, where/ if necessary)
  • Development Appraisal (i.e., output of clients’ desired profitability to assess viability of the scheme) which is based upon the clients’ appetite to risk (developers’ profit/ROCE) and internally provided build costs/ contingency, timeline and desired outcome.
